Buying property in Mexico

The questions foreign buyers ask first.

Clear starting answers. Your legal, tax and financing advice should always be specific to your transaction.

Can Canadians and Americans buy property in Puerto Morelos?

Yes. In Mexico’s coastal restricted zone, foreign buyers hold residential property through a Mexican bank trust called a fideicomiso. We coordinate with qualified lawyers and notaries for your specific purchase.

Can I buy from Canada or the United States?

Many steps can be done remotely: tours by video, digital signatures on offer letters and international transfers. Some signings may need you or a power of attorney before a notary; we map this out before you commit.

Which currency are prices in?

Each project publishes its own: Nálu, Sensum and Gran Selva in Mexican pesos, Distrito Puerto mostly in US dollars. The currency switch at the top converts at a reference rate; the official price is always the one in the developer’s currency.

Is financing available for foreign buyers?

Mostly through developer payment plans during construction, like the ones listed on each project page. Gran Selva also offers schemes with 70–80% at delivery for buyers using a mortgage. Bank credit for foreigners exists but depends on your profile.

How much should I budget beyond the price?

Closing costs, trust setup, transfer tax and notary fees vary by property and value. We ask for a transaction-specific estimate early so you see the real cash requirement before deciding.

Can I rent my unit on Airbnb?

In the four projects on this site, yes: Nálu and Gran Selva let you choose your own management, and Sensum allows vacation rentals under its condominium rules. Always confirm the final condominium regulations.

Do you only sell these four projects?

No. They are the projects we represent right now in Puerto Morelos. We search our wider developer, resale and broker network across the Riviera Maya based on your brief.

Should I choose Puerto Morelos, Playa del Carmen, Cancún or Tulum?

It depends on how you will use the property, how much tourism you want around you, your rental goals, budget and pace of life. We compare the markets against your priorities.
